Building Envelope Restoration: EIFS and Structural Pillar Rebuild
GC West recently completed a comprehensive Exterior Insulation Finish Systems (EIFS) restoration project at the BCS 2281 Finale apartment complex, located at 3551 & 3651 Foster Avenue, Vancouver, BC.
This project focused on repairing and restoring the building’s EIFS facade to enhance weather protection, improve energy efficiency, and maintain the aesthetic appeal of the complex. Our team worked meticulously to ensure that all surfaces were properly inspected, prepared, and restored to meet the highest standards of quality and durability.
Resolving Issues With a Cap Flashing and Support Pillars Waterproofing
The cap flashing was not properly sloped, and the structural support pillars were incorrectly waterproofed. The improper slope caused water to flow towards the pillars, and the incorrectly applied waterproofing system resulted in water ingress and deterioration of the pillars. The solution was to remove all the cladding to expose the pillars completely. Shoring was installed to support the building while the pillars were being rebuilt. A new waterproofing system was correctly applied, along with new cladding and cap flashing.
Scope of Work
The scope of work involved removing deteriorated or damaged sections of the EIFS, repairing any substrate issues, and reapplying new finish coatings across the building’s exterior walls. All surfaces were carefully cleaned and prepped prior to restoration to ensure proper adhesion and a long-lasting, uniform finish.
High-performance coatings and protective finishes were applied to resist moisture, UV exposure, and general wear, ensuring the EIFS system continues to provide superior insulation and façade protection. This restoration also included attention to architectural details, corners, and transitions to maintain both functionality and visual consistency throughout the building. The results of the project are immediately visible in the building’s refreshed façade, which now features a consistent, durable, and visually appealing finish.
Challenges Overcome
The city’s coastal climate presented unique challenges, including protecting the exposed work area from the rain, managing moisture and weather conditions to ensure proper curing of materials. Our skilled workers installed scaffolding and tarps to protect against the heavy autumn rains during this project.
