Scope of Work
During our assessment, our team conducted a detailed visual and technical inspection of the building envelope, including balconies, wall assemblies, windows, and cap flashing. We documented a variety of issues that could impact the building’s integrity and longevity, including concrete spalling with exposed rebar, cracks in concrete and wall assemblies, deteriorated caulking and sealants at cap flashing, windows, and other exposed areas, lip gum separation, failing joints, and areas of staining and water ingress at facade surfaces. Each finding was carefully photographed, measured, and recorded to provide a clear and actionable understanding of the building’s condition.
Our assessment included evaluating the extent of damage, determining potential causes, and prioritizing areas that required urgent attention to prevent further deterioration. Recommendations were made for remediation and maintenance strategies, including concrete repairs, sealant replacement, and water management improvements, to restore the building envelope’s performance and prolong the life of exterior components.
